PORTFOLIO STRATEGY & MANAGEMENT

Give your property portfolio a clearer direction.

A collection of properties does not always add up to a coherent strategy. RealIQ reviews how your assets work together, where resources are concentrated and which decisions could improve the portfolio’s alignment with your objectives. We help prioritise the opportunities, obligations and review points across your property holdings.

SEE HOW THE ASSETS WORK TOGETHER

Make decisions at portfolio level.

An individual asset may perform its role well while the wider portfolio carries avoidable concentration, competing capital demands or mismatched timing. We review the available property information as a whole, considering income, expenditure, lease events, borrowing assumptions and the intended role of each holding. From there, we help compare the options to retain, improve, reposition, acquire or divest. The work connects strategic priorities to a practical action programme, with reporting and review points suited to the portfolio. We can coordinate with your existing property managers and appointed advisers so operational information informs the strategy. The aim is a clearer basis for allocating attention and resources across the assets you own.

WHAT THE WORK COVERS

Advice with a
practical purpose.

01

A consolidated property view

Bring the available information on holdings, income, expenditure and key dates into one assessment, making it easier to see where decisions overlap.

02

Concentration understood

Review exposure across locations, property types, occupiers and lease events, considering how these concentrations relate to the objectives you have set for the portfolio.

03

Capital priorities established

Compare proposed improvements, new acquisitions and holding requirements so available resources can be considered against the needs of the whole portfolio.

04

An actionable review programme

Set priorities for asset reviews, specialist investigations and strategic decisions, supported by reporting that keeps material changes and upcoming commitments visible.

YOUR NEXT STEPS

A considered process.

01

Build the portfolio picture

Review the property information you provide, your objectives and the decisions already approaching, then agree the scope and priorities for assessment.

02

Assess each asset's role

Consider how the individual holdings contribute to income, growth objectives and risk, and where their requirements compete for capital or attention.

03

Compare portfolio options

Examine the implications of retaining, improving, acquiring or divesting assets, using relevant scenarios and input from your appointed advisers.

04

Set priorities and reviews

Develop an action programme with responsibilities, decision points and review triggers that can be updated as property performance and your circumstances change.

USEFUL TO KNOW

Your questions,
considered.

Is this the same as day-to-day property management?
This service focuses on portfolio strategy, asset priorities and oversight. Routine leasing administration, rent collection and maintenance coordination remain with the relevant appointed property managers unless a separate scope is expressly agreed.
Can you work with my existing property managers?
Yes. Their reporting can be an important source of information about income, expenditure, condition and upcoming lease events. We can coordinate the strategic review around that information and the roles already in place.
How often should a portfolio be reviewed?
The review schedule depends on the assets and your objectives. Lease expiries, refinancing discussions, major expenditure or changes in your circumstances can be useful triggers, alongside an agreed periodic review.
