DEVELOPMENT MANAGEMENT

Clear direction from development brief to delivery.

A development brings together many specialist decisions, each with implications for cost, timing and the intended outcome. RealIQ helps coordinate the commercial direction of the project, maintain visibility of key decisions and keep the development brief connected to the work of your appointed consultants and delivery team.

KEEP THE PROJECT CONNECTED

One view of the decisions that matter.

As a development progresses, the original objectives can become harder to see through design changes, approvals, procurement and delivery pressures. Development management provides a structure for keeping those objectives in view. We help establish the project brief, identify roles and decision pathways, and coordinate the information required from the appointed team. The scope can include programme oversight, budget and feasibility reviews, consultant coordination, risk reporting and preparation for handover or exit. We track material issues and bring decisions back to their commercial implications. Statutory approvals, design certification, construction responsibilities and specialist services remain with the appropriately appointed parties, supported by a coordinated approach to reporting and decision-making throughout the project.

WHAT THE WORK COVERS

Advice with a
practical purpose.

01

An agreed project brief

Document the development objectives, scope and key requirements so consultants and delivery participants can work from a shared understanding of the intended outcome.

02

Visible cost and programme decisions

Keep budget assumptions, programme milestones and proposed changes connected, helping you see where a decision may affect the wider development proposition.

03

Coordinated specialist input

Establish clear responsibilities and information requirements across the appointed team, with issues directed to the right party and outstanding actions kept in view.

04

Structured reporting and oversight

Bring progress, material risks and upcoming decisions into a consistent reporting approach, supporting informed owner decisions as the project moves toward completion.

YOUR NEXT STEPS

A considered process.

01

Set the management scope

Agree the project objectives, current stage and responsibilities, then establish a practical framework for reporting, approvals and the decisions reserved for you.

02

Organise the project team

Help define specialist appointments and information requirements, aligning the team’s work with the development brief and the agreed programme.

03

Monitor and coordinate

Review progress, cost information and emerging issues, coordinating actions and identifying the commercial implications of proposed changes for your consideration.

04

Prepare for completion

Coordinate the agreed preparation for handover or exit, track outstanding requirements and help bring the project information together for the next stage.

USEFUL TO KNOW

Your questions,
considered.

At what stage can development management begin?
The service can be scoped from early project definition or introduced at a later stage. For an existing project, we first review the current appointments, information and decisions so the management role fits the arrangements already in place.
Does development management replace the builder or architect?
No. The role coordinates the owner's commercial objectives and the project information. The builder, architect, engineers and other appointed specialists retain the responsibilities set out in their contracts and professional appointments.
How are changes to cost or scope handled?
The agreed reporting framework identifies who can approve changes and what information is required. We help assess the programme and commercial implications, then bring decisions to the appropriate party before implementation.
